How We Chose These Agencies

Listings last reviewed October 2026. Google ratings updated monthly, last in October 2026.

  • Licensed. Every agency, or its principal, was checked on the WA Consumer Protection licence register.
  • Well reviewed. A Google rating of 4.5 or higher from at least 20 reviews on the agency's own Google listing for Perth.
  • Local. An office or agent working in Perth, not just a page about it.
  • Independent. Buyer-side only. We leave out agencies that list or sell property for vendors, or that are linked to developers.
  • Fact-checked. Every listing is written from the agency's own website, then checked again independently before it's published.
  • No paid rankings. No agency pays to be listed or for its position.

Buying Property in Perth

Perth spreads a long way along the coast and the Swan River, and each part of the city has its own feel: the western suburbs around Cottesloe, Nedlands and Claremont, the northern beaches near Scarborough, Applecross and South Perth across the river, Fremantle, and the southern corridor towards Rockingham. A local Buyers Agent knows which streets suit your brief and can find homes offered quietly before a public campaign.

In WA, Buyers Agents must be licensed real estate agents or registered sales representatives under the Real Estate and Business Agents Act 1978. WA has no mandatory cooling-off period; one applies only if both parties agree to add it. Finance and inspection conditions also apply only if they are written into the Offer and Acceptance. Auction contracts are signed immediately and can't be subject to finance.

Perth Buyers Agents often work for people who can't easily inspect in person, such as FIFO workers and buyers relocating from interstate or overseas. The agent attends inspections, reports back and negotiates, so the buyer can shortlist homes and make an offer without being at every viewing.

Common Questions About Perth Buyers Agents

9Perth Buyers Agents compared
5.00Average Google rating
What does a Buyers Agent do in Perth?

A Buyers Agent works for you, the buyer, not the seller. In Perth that usually means setting a brief and budget, researching suburbs, finding listed and off-market homes, inspecting properties, assessing value and negotiating the Offer and Acceptance with the selling agent. Many will also bid for you at auction. Consumer Protection WA says you will sign a written contract with a Buyers Agent, which should set out the services, the total fee and how you can end the agreement.

Do Buyers Agents in WA need a licence?

Yes. Under the Real Estate and Business Agents Act 1978, a Buyers Agent in WA must be a licensed real estate agent or a registered sales representative, and a licensed agent also needs a triennial certificate to carry on business. The regulator is Consumer Protection, part of the Department of Local Government, Industry Regulation and Safety. You can check any agent free on its online licence search. Interstate agents working in WA appear on a separate AMR register.

How do I choose the best Buyers Agent in Perth?

Start by confirming the agency holds a current WA licence and acts only for buyers. Then look for experience in the suburbs and price range you're targeting, since the western suburbs, the northern beaches, south of the river and the outer corridors each behave differently. Read Google Reviews, ask how many clients each agent handles at once, and ask whether they receive any commission from sellers or developers. Meeting two or three agencies helps you compare.

Is it worth using a Buyers Agent in Perth?

It depends on your situation. A Buyers Agent can help if you're short on time, working FIFO, buying from interstate or overseas, or new to the area. WA has no mandatory cooling-off period, so getting the finance and inspection conditions right in your Offer and Acceptance matters. If you know an area well and are comfortable negotiating, you may not need one. Fees can be negotiated before you sign, so ask each agency for its fee in writing.

How does this Perth Buyers Agents page work?

Click "Request Info" on a listing and send the form. Your enquiry comes to our team and we connect you with the Buyers Agent you chose, aiming to do so within 1 to 2 business days. We only pass your details to that agency and don't sell them to other providers. The service is free for buyers; we're paid by Buyers Agents who take a featured placement on our pages. You're under no obligation to engage the agent.

Is there a cooling-off period when buying property in WA?

No, not automatically. Consumer Protection WA says there is no mandatory cooling-off period for real estate contracts made in WA, unless both parties agree to add one. A private sale is agreed on an Offer and Acceptance form, which becomes binding once acceptance is communicated to the buyer. Conditions such as finance or a building inspection only apply if they are written in. At auction you sign the contract straight away, and it can't be subject to finance.

What areas of Perth do these Buyers Agents cover?

Coverage varies by agency. Between them, the agencies listed here buy across the western suburbs (Cottesloe, Nedlands, Claremont, Subiaco), the inner north and northern coastal suburbs (Mount Lawley, Scarborough, Joondalup), south of the river (South Perth, Applecross), Fremantle, the eastern foothills and the southern corridor from Cockburn to Rockingham. Several also buy in regional WA, including Bunbury and Geraldton. If your suburb isn't mentioned in a listing, ask the agency when you enquire.
